The present actions arose out of the respective sale and purchase agreement for the 1st floor and the 2nd floor with the roof of a 3-storey building known as Sheung Tsun House Lot No.299, Yuen Long. The facts and issues involved in the actions are largely the same and may, for the purpose of this appeal, be conveniently dealt with together. Unless indicated otherwise, the follow summary applies to both actions.
