By a tenancy agreement in writing dated 5 October 1999 ("the Tenancy Agreement") between Star Play Development Limited (through its agents Hang Lung Real Estate Agency Limited) ("the Landlord") and Bess Fashion Management Company Limited ("the Tenant"), the Landlord let to the Tenant for a term of two years from 1 November 1999 the premises known as Shops G06-07, G/F, Hollywood Plaza, Nathan Road, Kowloon ("the Premises").
