1. The appellant, Charteryard Industial Ltd, is the owner of a shop on the ground floor of Bo Fung Gardens, 1090‑1094 King’s Road, Quarry Bay. The Building Authority (“ BA ”) took the view that part of the shop consisted of unauthorised building works (“ UBW ”) and issued an order requiring those works to be removed and the premises to be reinstated in accordance with the approved building plans.
